Harbour-front Enhancement of 1930s Art Deco Apartment Block
The project involved a comprehensive upgrade of an existing 1930s Art Deco apartment block, with a focus on enhancing its harbour frontage and overall aesthetic. Key design improvements included:
Waterfront Façade Enhancements: New balconies were added to the waterfront elevation, capturing panoramic views of North Harbour and Fairlight Beach.
Side Balcony Additions: Additional balconies were introduced on the western side to improve access to harbour views for north-facing units, enhancing liveability and natural light.
To support these architectural upgrades, a Development Application was submitted to council. This application encompassed:
Structural Repairs and Façade Restoration: Complete rectification of existing brickwork, replacement of rusted brick ties, and application of a new acrylic render with protective paint finish to ensure long-term durability.
The scope of works included full documentation across all phases, from initial design and architectural drawings to Development Application approval and final Occupation Certificate.
Aesthetic improvements were also a key focus:
Art Deco Detailing: Additional banding and a refreshed, varied colour palette were incorporated to elevate the building’s visual appeal and reinforce its heritage character.
These enhancements not only revitalised the building’s appearance and functionality but also delivered a substantial return on investment, increasing the property’s value by approximately 2 to 3 times the capital invested.
